Rent & Late Fees :
Rent is due every month on the 1st, with that being said we do realize life happens to us all. We offer every tenant a 5 day grace period to get rent in, before a $5 per day late fee charge is added on. Tenants could receive up to $125 in late fees on top of rent in one month, we urge all tenants to keep on top of their rent and late fees, to stop the charges from accumulating.

- Properly maintain and operate the property to the standards of the owners
- Immediately ascertain the general condition of the property and inspect the property periodically
- Maintain businesslike relationships with tenants according to the leases and record in a systematic fashion all action taken
- Collect all monthly rents due for space and all other rental income
- Payment of all contracted expenses associated with property
- Subject to approval by the owner, make contracts for repairs or services for water, electrical, telephone, vermin extermination, etc., or such services as the owner deems advisable
- Provide twenty-four hour maintenance
- Maintain a comprehensive system of office records, books, and accounts, which shall be subject to examination of owner's authorized agent
- Tenant selection through tenant history check
